Before purchasing a home in our community, all prospective residents must first complete an application for residency. This ensures we create a safe, comfortable, and well-maintained neighborhood for everyone.

Our Simple 2-Step Application Process:

Step 1: Apply for Residency

The first step is to apply to live in the community. This includes a credit check and criminal background screening for all adult applicants. This process helps us maintain the quality of life our residents expect and deserve.
Once your application is submitted, our team will review your information and notify you of your approval status.

 

Step 2: Choose and Purchase Your Home

Once you’ve been approved as a resident, you’re free to choose the home that’s right for you! Whether you’re selecting from one of our beautiful new homes or a move-in-ready resale, our team is here to guide you through the purchase process every step of the way.

Apply for Residency


Applicants must meet our requirements for residency. We recommend having the social security numbers and email addresses of all potential residents handy to help with the application process. Once you submit your application, a representative from the community will be in contact to process your application. Application fees may apply.

 

Disclosures:

We strive to provide our residents with a quality lifestyle. Part of this lifestyle includes a complete screening of all prospective residents. All of the homes must have at least one permanent Tenant who is over 55 with all Tenants at least 40 years of age. In order to be in compliance with HUD regulations, Tenants must provide a Washington Driver License or other photo/age identification to management every two years.

Please provide the following to complete this application:

  • An application fee (a receipt will be provided)
  • Driver’s License or State Identification Card
  • Social Security number or Tax ID number
  • Contact information for current and previous landlords (if applicable)
  • Information regarding home in the community.
  • Pet information: breed, height, weight, and a recent photo of pet

 

Any person age 18 or older that will be occupying the home must complete an application for residency. We will obtain a criminal background check and credit bureau report for each adult applicant. Screening based on rental history and credit history will be considered based on reports from the previous seven (7) years. Criminal history will be considered for any conviction in the last five (5) years, except for convictions or deferred judgments relating to methamphetamine, amphetamine, and sex offender registry. Arrest record will not be considered.

Our resident screening process may take up to twenty calendar days from the day the complete application is received.

If you do not sign a lease within 90 days of receiving approval, you must submit a new application.

Your application is reviewed to meet the following criteria:

  1. Proof of driver’s license or state picture ID card, social security card
  2. Application fee of Forty Dollars ($40.00)
  3. Stable source of income
  4. Acceptable history of timely payments.
  5. Reasons for denial:
    1. A record of non-payment or late payments
    2. Record of not honoring past leases
    3. Record of disturbances of neighbors
    4. Record of poor living or housekeeping habits
    5. History of criminal activity
    6. Credit score below 650
    7. False statements on the application for residency
    8. Derogatory or disputed accounts
    9. Accounts in collection

If your application is denied, the community will provide you with a written notice of denial that states the reasons for denial.
